Matterport is a camera system and hosting platform that produces a navigable walkthrough of a space. It is very good at what it does. It is also routinely asked to do something it was never built for.

What it actually produces

A set of panoramic captures stitched into a navigable model, plus a rough dollhouse view and approximate floor plan. You move between capture points and look around. It is the cheapest way to let someone experience a space remotely.

Where the limits are

Matterport publishes dimensional accuracy of roughly one percent under good conditions. Over a forty-foot span that is around five inches. For marketing a space, irrelevant. For designing a stair into it, disqualifying.

It also struggles where any photographic method struggles: glazing, mirrors, dark plant rooms, and anything above a ceiling tile.

Matterport against laser scanning

A laser scan measures distance directly and is millimeter-accurate. A Matterport infers geometry from images. Both end in something you can navigate; only one produces geometry you can build from. The full comparison is in laser scanning vs. photogrammetry.

Using both

The sensible answer on most projects is a laser survey for the geometry and a walkthrough alongside it. We deliver both from one capture, which also means the tour and the drawings describe the same building on the same date. The wider vocabulary is in the knowledge center.

How the capture works

The camera is placed on a tripod, takes a panorama, and is then moved a few paces to the next position. Software stitches the positions into a navigable model and derives a rough floor plan and dollhouse view from them. A floor is captured quickly, by one person, with no processing expertise required.

That workflow is the reason for both its popularity and its limits. Geometry is inferred from imagery, so everything that troubles a photographic method troubles this one: glazing, mirrors, dark plant rooms, and anything above a ceiling tile. What the accuracy figure means in practice

Matterport publishes dimensional accuracy of roughly one percent under good conditions. One percent is a proportion, not a fixed tolerance, so it grows with distance:

Terrestrial laser scanning holds deviation under 0.4 inches across a registered project, regardless of how long the building is. That is the difference between a record of appearance and a measurement.

What it is genuinely good for

  • Showing a space to someone who cannot visit. Its original purpose, and it does this better than most alternatives.
  • A quick condition record. Dated, navigable, and cheap enough to repeat.
  • Marketing and leasing. The obvious use, and a perfectly good reason to commission one.
  • Orientation before a survey. Occasionally useful for scoping a building nobody has visited yet.

What to ask before commissioning one

  • Will anything be built or ordered against these dimensions? If yes, this is the wrong instrument.
  • Are there mirrors, glazing or unlit plant rooms in scope? Expect gaps in exactly those areas.
  • Who needs access, for how long, and does the data have to be self-hosted? Secure sites frequently rule out a hosted platform.
  • Is a survey happening anyway? If so, a virtual tour produced from the same capture describes the same building on the same date, which a separate camera pass does not.

Frequently asked questions

Can I get drawings from a Matterport scan?

Approximate ones. Whether that is acceptable depends entirely on what they will be used for — a space plan, often; construction documents, no. Those come from a measured point cloud.

Is Matterport cheaper?

Per square foot, yes. If it answers your question it is the right choice, and we will say so rather than upsell a survey nobody needs.

Does a Matterport give me a floor plan?

It derives an approximate one. It is useful for orientation and for area at a glance, and it is not a measured floor plan. Anything dimensioned comes from a laser survey.

Can you work from a Matterport we already have?

We can use it to scope a building and to see what is where before mobilizing, which is genuinely helpful. We will not model construction documents from it, because the tolerance is not there.
