Most of the work we are asked for here is adaptive reuse — warehouse and office stock from the seventies and eighties being converted, where the original drawings stopped matching the building three tenants ago. That work starts with an existing conditions survey.

What we typically survey here

  • Tenant fit-out in existing office towers downtown and along the corridor, scanned floor by floor with terrestrial laser scanning
  • Warehouse and light industrial conversion in the eastern suburbs, where mobile mapping covers the floor area in a fraction of the time
  • Semiconductor and cleanroom facilities, where as-built accuracy is not negotiable
  • Due diligence surveys ahead of acquisition

Working in Texas heat

Scanning exterior facades in August is a scheduling problem, not a technical one — the scanner is fine, the operator is the constraint. We plan facade and roof capture, usually flown as a drone survey, for early morning and keep interior work for the middle of the day, which is also when a working building is easiest to access.
