A reflected ceiling plan — usually abbreviated RCP — is a drawing of the ceiling viewed from above, as if a mirror on the floor were reflecting it upward. It keeps the same orientation as the floor plan, so walls line up between the two drawings.

Why it is drawn “reflected”

If you drew the ceiling by looking up at it, the plan would be mirrored relative to the floor plan below and nothing would align. Reflecting it keeps north in the same place on both sheets, so a light fitting on the RCP sits above the right point on the floor plan.

Producing one from a laser scan

The ceiling is one of the hardest surfaces to measure by hand and one of the easiest to scan: the scanner sees it from below without anyone on a ladder. From the registered point cloud we cut a horizontal section above the ceiling plane and draw the grid, fixtures and height changes as measured, rather than as they were originally specified. An RCP is one of the standard sheets in an as-built drawing set, and fixture types on it are keyed by abbreviation: the common ones are listed under drawing abbreviations. The sheet where four trades meet

The ceiling is the only plane in a building where lighting, mechanical, fire protection and finishes all have to occupy the same space and agree about it. That is why the RCP is the sheet that gets marked up most on a fit-out, and why an inaccurate one is expensive rather than merely annoying.

On a renovation the coordination runs in one direction: what is already up there constrains what can go up there next. A sprinkler head cannot move without a wet trade, a diffuser cannot move without a duct, and the grid cannot shift without both. An RCP drawn from measurement rather than from the original specification is what makes that conversation short.

How heights are shown

A ceiling plan is flat, so every height is annotated rather than drawn. The conventions are worth knowing, because they are where most misreadings happen.

  • AFF, above finished floor, is the usual datum. It measures from the finished surface, not from the structural slab, which matters on a renovation where the finish is changing.
  • Soffits and bulkheads are outlined and tagged with their own height, since they interrupt the main ceiling plane.
  • Height changes in the field ceiling are shown as a boundary with the new figure. A plan that carries one height for a whole floor is usually a plan nobody measured.
  • Structure above is shown only where the scope calls for it. Where the void has been documented, slab soffit and beam depths are annotated too.

What an RCP does not show

An RCP documents the ceiling plane and what is visible in it. Unless the void has been opened and scanned, everything above the tile stays outside the drawing: duct runs, pipework, cable tray, structure and the actual depth available for a new service route.

That is a scope decision with a price attached. Lifting tiles and capturing the void adds 20% to 40% to a survey. It is worth it on a mechanical retrofit and wasted on a space plan, and we ask which one you are doing before quoting. Where the void is not in scope, we say so on the sheet rather than leaving a mechanical engineer to discover it.

Where ceiling plans go wrong

  • Drawn as specified rather than as installed. Fixtures move during construction and again during every fit-out. A plan copied forward from the original design describes a ceiling that has not existed for years.
  • Mirrored the wrong way. Rare in practice, catastrophic when it happens: a plan that does not align with the floor plan below puts every fixture on the wrong side of the room.
  • Grid drawn nominal. A 2 by 2 grid is rarely exactly 2 by 2 at the perimeter. Cut tiles at the edges are where the ceiling meets the real building, and they are drawn as measured.
  • Heights averaged. One figure for a floor plate hides the soffits, the bulkheads and the drop over the corridor, which are exactly the constraints a new route has to clear.

Why is a ceiling plan called reflected?

Because it is drawn as if a mirror on the floor were reflecting the ceiling downward. That keeps its orientation identical to the floor plan, so a light fitting sits above the right point on the plan below.

Does an RCP show ductwork above the ceiling?

Only where the void was opened and documented. A standard RCP shows the visible ceiling plane: grid, fixtures, diffuser faces, sprinkler heads, soffits and height changes.

What scale is an RCP drawn at?

Commonly 1/8 inch to the foot, matching the floor plan it pairs with, and 1/4 inch where fixture density needs it.

Can you produce an RCP without lifting tiles?

Yes. The scanner sees the ceiling from below without anyone on a ladder, so grid, fixtures and height changes come straight out of the point cloud. Only the void itself needs tiles removed.
